There are no pre-conditions for sharp growth of housing prices in Krasnoyarsk, announced Razim Abasov, the board chairman of Monolitkholding, while speaking at a press conference “Features of pricing in the regional real estate market”. According to him, there is a small decline of demand for apartments in the real estate market of Krasnoyarsk at the moment, while the construction rates are still high.
The increase of volumes of construction in the city totaled 134% as compared to the level of 2007, Abasov said. Within a year, investments in construction industry of Krasnoyarsk grew by 20%. In addition, a possibility of attracting mortgage loans makes housing more affordable. “In the light of all these factors, I as a producer do not see any pre-conditions for growth of the price of square meter. However, it is no sense talking about decrease of housing price, because the prices for construction materials, land lots, expenses for engineering infrastructure continue to increase. An average price of one sq. m. of new housing in Krasnoyarsk totaled 48,000-52,000 rubles,” declared Abasov.
According to him, construction costs of 1 square meter totaled from 35,000 to 38,000 rubles, including 10% of cost of sq. m. for utility services and communications preparation. As was underscored at the press conference, under current conditions of the real estate market, constructors begin to introduce new technologies allowing to reduce construction expenses.
